THE ALPHA COMMERCIAL ADVISORS® is proud to announce the closing of 595 NW 91st Street, a highly distinctive freestanding office building in the heart of El Portal, defined by its uniquely memorable flatiron-style configuration. The property closed on January 9, 2026, for $500,000 ($5,000 above the most recent asking price of $495,000), with Jamie Rose Maniscalco representing both the buyer and the seller in this on-market transaction.

This deal started the way all good deals do: with a cold call.

What made the opportunity compelling from the outset was a market reality we see time and again: small-scale, end-user office buildings consistently trade in the greater Little River market, fueled by an abundance of local entrepreneurs and mom-and-pop business owners seeking ownership at accessible price points. From the get-go, we were passionate about the sellability of the asset and that translated into seller confidence that listing the property would be a successful endeavor.

Given the lack of comparable sales and the asset’s unconventional form, the initial pricing strategy to intentionally pursue a much higher premium hundreds of thousands of dollars higher than the eventual sale price, was actually our suggestion. We wanted to test fully whether the building’s uniqueness and compact scale could command an unproven market price, even if it took longer to get there.

And it did take longer.

Over the course of more than six months, several price changes, and showings booked almost weekly throughout the entire term, it became clear that interest in the asset was not the problem but price was. So rather than continuing to adjust incrementally downward, pricing was deliberately repositioned just below where we knew buyers would likely strike. By reducing to a sticker price that we knew would be acceptable to many, we aimed to shift momentum from passive interest to decisive action.

The response was immediate.

The day following the last (and largest) price adjustment to-date, we showed the property back-to-back to a constant stream of buyers, effectively hosting an unplanned open house to timely satisfy all the requests. At that point, value had been clearly established — and buyers understood that securing the property would require strong terms upfront, and no more game playing.

From there, the name of the game became picking the right horse. The selected buyer — a local business owner with deep roots in El Portal — shared an enduring interest in the opportunity with a recognizable passion for the property that made it clear they would close if contracted.

Then, once under contract, the transaction itself required equally creative maneuvering. Mid-way through, the deal was actually restructured into a seller-financing arrangement, allowing the buyer to bypass the friction and costs associated with conventional financing on a vacant office asset while also delivering certainty and favorable terms to the seller that allowed the parties to take back control — a true win-win.

Without a doubt — what carried this deal across the finish line was pure perseverance, on behalf of all parties involved — plus a broker–seller and broker-buyer camaraderie built on trust, alignment, and the willingness to stay in the fight for as long as it took to pull out a W.
