The properties closed on November 25, 2025 for $3,100,000—a strong $193,750 per door and a 6% in-place cap on 1920s-constructed product sold without 40-Year Recertifications in place. This deal was anything but straightforward. Despite the buildings being adjacent and operating as one cohesive asset, syndication platforms insisted on splitting them apart—forcing us to rebuild the narrative more than once and engineer a marketing strategy that showcased the portfolio as a unified 16-unit opportunity. Pair that with the innate complexities that come with not one, but two, antique buildings with open permits, 100% occupancy and every buyer wanting to see the units before submitting an offer… Let’s just say this one took a village.
The seller’s goal was simple: step away from the grind of self-managing 16 aging multifamily units and transition into a more relaxed phase of life. Our job was to make sure the exit reflected the value of all the work, time, and energy he had invested — a job that was not quick nor easy.
We originally won the listing assignment over competing interest from local firms, first launching more than $1MM above the eventual closing price—not as a tactic to win the business, but out of sincere conviction to push the ceiling on values and ensure the seller had absolute clarity on the true market appetite for his prized assets. In truth, we underestimated the value gap between 1920s construction and buildings from virtually any other era, a lesson we learned quickly once real buyer feedback began to surface. Even so, we remained anchored in the seller’s expectations as a real estate professional himself and understood that to truly earn our fee, we had to bring real value to the table every step of the way. At each price adjustment, we exhaustively retested the market with disciplined and systematic follow-up and reporting to ensure every dollar was protected and no prospect left behind — all the while resisting repeated pressure to cave to lower price-points and leveraging mounting interest to finally surface a standout offer with the right mix of price and executional certainty.
The winning buyer was represented by Ariana Bravo and Christina Mosquera of Keller Williams who eyed the deal early in the process and remained resilient, patient, and focused throughout each transactional hurdle — unbothered by challenges that would have folded a lesser-agent out of ego-defensiveness alone— and ultimately delivering a closing worth celebrating.
