This was the site’s second time coming to market. We had originally pitched for the assignment in 2024, and when the opportunity re-emerged following the expiration of the prior agreement, we welcomed the opportunity to re-engage ownership in a transparent data-driven dialogue around value, strategy, and execution. The sellers expressed a clear price objective, and rather than employing a padded pricing strategy with room to negotiate down, we made the deliberate recommendation to list the property exactly at their strike price—confident that a direct, conviction-driven approach would generate sharper early interest and surface real buyers more quickly.
That approach worked precisely as intended. The site went under contract at full ask within roughly one week, and with other live bids on the table. Leveraging that momentum, we were able to negotiate the best of both worlds for the sellers — a highly competitive price coupled with an accelerated inspection period and closing timeline—something that’s only possible when you’re dealing with site-plan-approved projects rather than raw land that typically requires months of speculative diligence.
The buyer, a boutique development firm headquartered in Denver and Tampa, immediately recognized the rarity of executing a water-view project at this price point in a peripheral Miami market and jumped on the opportunity without hesitation — exactly the type of buyer we like to see! This acquisition marks their first Miami project, and we look forward to watching their vision come to life as the 79th Street corridor continues to evolve alongside the land deals we’re actively closing in the area.
