This time trading for an even $1,600,000 on April 28, 2026, Steffanie Jacobson and Jamie Rose Maniscalco executed a clean-break on behalf of the seller after previously representing him on the buy-side in his August 2025 acquisition thereof for $1,521,500, a purchase made to satisfy a 1031 Exchange after double-ending the sale of his 12-unit building in Little River earlier that summer.
The vacant, gutted, mid-renovation 6-unit multifamily asset on the upside-worthy Tatum Waterway of North Beach proved to be a bit more than the owner was willing to chew. Originally purchased as a retirement plan fueled by his love of living by the sea, he was no longer up for a project and later sold it in the exact same building and title condition as when acquired; the only difference from point A to B was 8-months of hold-time and a highly reactive on-market approach designed to get him out of the deal quickly and competitively from the get-go. Understanding the mission: to mitigate losses, capture any potential gains, and maintain asset marketability along the way— the listing team jumped into gear. Initially (and eagerly) pursuing a much juicier delta in good faith with a starting ask of $1.995MM, we then swiftly advised on an aggressive price-pivot (like $300K-aggressive), following a telling marketing launch that revealed incredible demand but total value misalignment (the phone did not stop ringing but everyone said the same thing). The cure? Price right at the peak of most market buyers’ range of acceptability and let the terms run the show.
To make a short story even shorter, the deal was listed and closed within about 8 weeks including marketing time, a dropped contract in between, re-marketing, and new contract time with the ultimate buyer who was represented by the very targeted Leandro Seguro & Patricia Villati of Deal Flow Realty who petitioned for their clients’ closability from day one and delivered accordingly. Seller was made whole, brokers were paid healthy fees, and buyer secured an irreplaceable waterfront asset at a comfortable discount— because the best games are the ones where everyone wins ;-)……..
