The Alpha Commercial Advisors™ is proud to announce the closing of 8025 Crespi Blvd, a 6-unit waterfront multifamily property in the North Beach area of Miami Beach, selling for $1,521,500 on August 29, 2025.

The 2^nd transaction closed with this client in the past few months, we participated on the buy-side of this deal, helping the client to successfully execute a 1031 Exchange after representing him on the listing-side in the sale of his 12-unit building in Little River (131 NW 77th Street) earlier this summer. With a clear vision for the next chapter—retiring into a property he could partially occupy and manage on-site—he tasked us with protecting his interests and identifying the right Miami Beach-specific opportunity.

The property was listed by Nailan Rodriguez of New Way Realty Group LLC who was instrumental in helping to manage seller expectations pertaining to open permits for an unfinished renovation on the property, something the deal-team had to account for in creative ways before the closing in order to get the deal moving forward through difficult transactional hurdles. And thanks in part to a friendly referral arrangement with fellow hustler Juan Carlos Sotolongo of Compass, who, having a strong sense of our client’s criteria, sniped-out the opportunity and alerted the parties to the potential match after seeing the info in the MLS. A true meeting of the minds, we were able to move quickly on the basis of loyal relationships, trust and interest-alignment across the parties to negotiate a deal that worked for all sides and ensured everyone was fairly compensated—a reflection of the collaborative spirit needed in today’s market – it takes a village!!!
